N°100 King William St Speculative Suites

Step off the lifts on Level 4 of 100 King William Street, and you’re greeted by three distinct office suites, each with its own unique story. These spaces are a testament to thoughtful craftsmanship and intentional design.
Each suite strikes the perfect balance between open-plan work areas and quieter, more private meeting rooms. The result is an environment that fosters collaboration and connection while providing space for focused work when needed.

Project completion | Byerlee Design Studio

Housed within the original framework of a modest warehouse, the new Byerlee Design Studio strikes a balance between robust materiality and refined detail. Drawing from elements of Brutalist architecture, deep tonal materials are layered with natural textures and softened by an abundance of diffused light.

On the lower level, a rich, grounded palette defines the kitchen, lounge, and private car space, complemented by tactile finishes, ambient lighting, and soft greenery. A steel-framed staircase ascends to the mezzanine above, where a series of skylights have been seamlessly integrated into the exposed ceiling, bathing the open-plan workspace and boardroom in natural light.

Every detail has been carefully considered to support and elevate the creative process. There’s a rhythm to how the space reveals itself, quiet, confident, and full of moments that encourage focus, connection, and inspiration.
